US Data Centre Boom Raises Costs Across Construction Markets

The rapid expansion of data center construction, driven by unprecedented investment in artificial intelligence infrastructure, is reshaping US construction markets. Data centers now surpass traditional office construction in value terms and are increasingly concentrated in a handful of regions, particularly Northern Virginia and Texas.

While this investment boom is supporting economic activity and construction demand, it is also placing significant pressure on local construction labor markets and supply chains. Construction cost escalation in major data center markets is running at roughly twice the national average, reflecting growing competition for skilled workers and key construction materials.

The impacts extend well beyond the data center sector itself. Data center developers are competing for electricians, HVAC technicians, construction managers, and other specialized trades that are also critical to the rapidly growing power generation and transmission sectors. As a result, wage pressures are intensifying and some projects in other construction segments are experiencing delays as labor becomes harder to secure. Although measures such as reciprocal licensing agreements, apprenticeship programs, and a softer housing market have provided some near-term relief, strong growth in both data center and energy infrastructure investment suggests that labor shortages and cost pressures are likely to remain a defining feature of US construction markets throughout the remainder of the decade.
