Our 2026 Megatrend Resilience Index for commercial real estate addresses a key challenge for long-term investment strategies – understanding how secular forces interact and which markets are best placed?

Megatrends can conflict in real-world situations, sometimes leaving investors exposed. Mediterranean coastal hotel markets are a prime example: population and income growth in key visitor source markets have long supported strong demand but intense summer heat is starting to shift demand away from the peak-season towards shoulder seasons and cooler European alternatives, while the greater risk of extreme weather events threaten future insurability.

Our index ranks 91 major global real estate cities in 33 countries across four megatrends: demographics, technology, geopolitics, and climate. Each megatrend is driven by six to 10 indicators, which aim to encapsulate the relative resilience of each city across five core property sectors. Mark is responsible for the UK and European Real Estate Economics Service having joined Oxford Economics in 2021 following 6 years at Cushman & Wakefield as Partner – Head of EMEA Forecasting. At Cushman, Mark led the quarterly city-level property forecasting service, produced pan-European property market consultancy reports and authored a range of content on cyclical and thematic issues. Prior to that Mark spent 7 years at GIC Real Estate as an Assistant Vice President in their Global Research & Strategy team focussing on European market analysis, investment strategy and asset allocation.
