Sydney Commercial Property Prospects 2021-2031

​The short term outlook for Sydney’s CBD office market has worsened since our Q2 report reflecting the Q3 lockdown. With a higher 2022 peak vacancy rate now expected (11.3% vs 10.8%), near term effective rental forecasts are lower. However, we maintain our view that the market will tighten appreciably by late decade, triggering robust rental growth. Judicious timing with no vacancy risk could deliver solid IRRs
