Conditions in Melbourne’s Near City and suburban office markets shifted rapidly from strength to weakness through H1 2020 and H2 is seeing further deterioration, exacerbated by Stage 4 restrictions. Vacancy rates are expected to peak at over 13% – which will take its toll on rents – and we anticipate a slow market recovery.
