Melbourne’s Near City and Suburban office markets have recorded stellar growth in recent years. Q1 2019 data confirms continued strength in investment and leasing markets as expected. Our forecasts remain on track for low vacancy rates driving robust rental growth to a peak in 2024. On the investment side, a more benign outlook for interest rates – and hence for office market yields – suggests a lesser softening in office investment yields through the mid to late 2020s than previously forecast, boosting returns. The non-CBD markets compare well against the Melbourne CBD as an investment prospect.
